Pet Policy

PET POLICY & SERVICE ANIMAL GUIDELINES:

One trained and fully vaccinated pet allowed per cabin. There is a $75 pet fee, and a signed waiver with proof of up-to-date vaccinations is required before arrival. Due to the nature of our property, we are unable to accommodate any animals without advance notice, including service animals.

PET TERMS AND CONDITIONS:

In consideration for being granted entrance with my pet onto, and use of, Holmstead Ranch Resort and the surrounding property, I agree to the terms and conditions outlined below.

1. Pet Reservation and Accommodation:
   • To bring my pet, I must reserve a Glamping Cabin, a Glamping Loft, or a Woodside Cabin. 
     • Pets are not permitted in the Lakeside Cabins, the Lodge, the Lakeside Loft Apartment, Glamping Wagons, or Woodside Cottage Suite (Woodside W6). Please speak to a staff member if you need to switch to a pet-friendly cabin.
   • A maximum of one pet is allowed per cabin, unless written permission is granted in advance by the general manager.
   • My dog will be with another designated adult or me at all times. I will not leave my pet unattended in the cabin.
   • I will bring my own food bowl, water bowl, and bed for my pet. 
   • I will not use the kitchenware or any other items provided for my pet.
   • I will not allow my pet to sit on furniture or bedding.
   • I will not use the provided towels or linens to bathe or as a bed for my pet.
   • Should resort staff need to enter my cabin for any cleaning or maintenance tasks, I will leash or remove my pet while staff are in my cabin.
2. Pet Fees and Damages:
   • I will be charged a $75 pet fee per cabin/pet.
     • This fee is non-refundable and does not cover damages or fees associated with staff being required to clean up additional messes caused by my pet. 
     • If I have reserved more than one cabin, my pet is only allowed in my specific cabin. I will not take my pet into the cabin(s) occupied by the other individual(s) on my reservation.
   • If I bring my pet into non-pet-friendly areas, I will be charged a minimum of a $200 cleaning fee plus damages, which include but are not limited to lost revenue.
3. Financial Responsibility:
   • I agree to pay any additional cleaning bills or repairs should they be required.
   • I authorize the resort to charge my credit card for such expenses, even if they are discovered following my departure.
   • I understand that I am financially responsible for any injuries caused by my pet to any person, pet, wildlife, or ranch animal.
4. Event Venue Rules:
   • If I am here with an event using the venue spaces:
     • My pet will not enter the kitchen areas of either the Clubhouse or Pavilion.
     • My pet will not be allowed on any of the furniture.
     • My pet will not be allowed on the stage in the Pavilion.
5. Outdoor Behavior:
   • I will keep my pet on a leash or in a carrier/crate while outdoors or in public areas.
   • I will not allow my pet on any of the outdoor furniture.
   • I will keep my pet off the beach, out of the Lake, Volleyball Court, Pickleball Courts and Playground.
   • I will keep my pet away from the areas where the animals are corralled.
   • I will not allow my pet to go to the bathroom on the turf. 
   • I will clean up after my pet and dispose of waste in the outdoor garbage receptacles.
6. Noise and Disturbances:
   • To ensure a pleasant experience for other resort guests, I will prevent noise or any other disturbances caused by my pet.
   • Should my pet create any disturbances, which cause complaints to be made to the resort by other occupants or personnel of the resort, at the request of the Resort manager, I shall immediately make arrangements to house my pet elsewhere off property or leave the resort without reimbursement.
7. Vaccinations and Health:
   • I confirm that my pet has all the required and up-to-date vaccinations and inoculations.
   • My pet does not have any communicable illnesses or diseases. 
8. Proof of Vaccinations:
   • I will provide, in advance, proof of my pet’s current, up-to-date vaccinations. 
   • Until this information is provided, I understand I will not be permitted to check into my cabin or allow my pet out of my vehicle.
9. Cancellations and Compliance
   • I understand that my cabin will be canceled without a refund, and I will be asked to vacate the premises:
     • If I fail to provide the current up-to-date vaccination records for my pet.
     • If I do not comply with the policies listed or requests made by staff.
   • I will ensure that my pet complies with all relevant laws and regulations of Washington County and the state of Utah.

INDEMNIFICATION

I further agree that I shall assume full and complete responsibility for any personal injury or property damage caused by the pet suffered by any guest, employee, or invitee of the resort. In the event that such personal injuries or property damage should arise, I agree to indemnify, defend, and hold harmless Holmstead Ranch Resort, together with its past or present officers, directors, employees, agents, attorneys, insurers, affiliated companies, successors, and assigns, for any claim that may arise.

GENERAL RELEASE

In consideration of Holmstead Ranch Resort permitting me to house my pet at the resort for the duration of my stay, I, and my successors and assigns, release and discharge the Holmstead Ranch Resort, together with its past or present officers, directors, employees, agents, attorneys, insurers, affiliated companies, successors and assigns, from all actions, suits, debts, bills, contracts, controversies, agreements, promises, trespasses, damages, judgments, claims and demands whatsoever, in law or equity, known or unknown, which I or my successors or assigns ever had, now have or hereafter can, shall or may have, and including, but not limited to, any claims relating in any way to my stay at the Resort relating to the presence of my pet on or about the Resort premises against or relating to Holmstead Ranch Resort.
