Pet Policy & Service Animal Guidelines
Some of our cabins are pet friendly, please call in advance to ensure we have available accommodations suitable for you and your furry friend. Due to the nature of our property, we are unable to accommodate any animals without advance notice. Any violations of our pet policy will result in an additional fee.
Cancellation/Refund Policy
Reservations that are cancelled prior to 14 days of check-in date will not incur any cancellation fee. Cancellations within 14 days will be charged for the 1st night stay. Early departures or same day cancelations will still be chargeable at their full rate. Fees are charged the morning of check-in. Any refunds must be approved by management. Event cancellation policies can be found in the event contract.
Frequently Asked Questions
Can I feed the animals?
Please do not feed any of our animals. We have a few animals with special dietary needs, treats that would normally be safe for others of their kind could make them very sick.
Can I go in the fenced fields?
Please do not enter any fenced areas or any of the animal enclosures. The fences are there to protect both you and our animals from potential harm.
Can I come see the property before I schedule my stay?
Yes, tours of the property can be arranged. Tours must be scheduled by phone or email in advance. Due to frequent private events, we are rarely able to allow access without a reservation or appointment.
Do the cabins have linens?
Each of our cabins comes equipped with bath towels, beach towels, sheets, comforters, & blankets.
Do you get snow?
It does snow occasionally during the winter, but typically melts within a day.
When are the Paddleboards and Kayaks available at the lake?
Paddleboards and Kayaks are available during our warmer months. This is typically May through October.
Do you have a lost and found?
Yes, our lost and found is located in our office. Lost items are kept for 2 weeks and then thrown away or donated. For sanitary reasons, socks, underwear, bras, towels, and intimate items are thrown away immediately.
Why do the public bathroom look funny/worn?
In an effort to reduce our waste, any cabin towels that are stained or bleached but still in good usable condition, are recycled for use in our public bathrooms as emergency/backup towels. All towels are still perfectly clean and usable, they just have cosmetic imperfections.
Do you allow long term rentals?
We do not. We very commonly have large events that buy out the entire property each weekend so it's very rare we have availability for stays longer than five days.

- Charcoal & Lighter Fluid for Charcoal Grills (2 Gas & 30 Charcoal Grills on site)
- Season appropriate clothing for entire stay. (No laundry service available. Temperatures range from around 100°F in Summer to 10°F in Winter.)

Guest Information

- Welcome to Holmstead Ranch Resort! Please keep in mind check-out is at 11:00am. Please return your key to the lockbox by the office door at check-out. If you need a little extra time, please contact a staff member the day before departure to arrange a later check-out. Check-outs after 3pm will be charged for another night’s stay.
- We want to make sure everyone has a peaceful stay, so we kindly ask that you observe quiet hours from 10:00pm to 7:00am.

- Our Gift Shop is open daily while office staff are on property.
- Smoking of any kind, including vapor, is not allowed in or within 25 feet of the cabins, porches, or buildings. An additional cleaning fee will be assessed for any violation.
- We kindly ask that you don’t remove any items from the cabin. You will be billed for any missing items.
- We don’t provide daily/nightly housekeeping service. If you need additional towels, please contact a staff member.
- Please don’t use grey towels on the beach, or for cleaning shoes, removing makeup, etc. Damaged or stained towels will be billed to your account.
- Fires are allowed in designated fire pits only and must be supervised at all times. Please check with the office for current state regulations.
- No Fireworks of any sort (sparklers & pop-its included) are allowed on property. They are illegal in the Dixie National Forest and surrounding areas.
- There is no lifeguard on duty at the lake. Life jackets are recommended, but not required. The safety of your group is your responsibility.
- To ensure the health of both our animals and the wildlife, we ask that you please not feed them or enter any enclosures.
